Why an extra focus on Europe

Industry ties between Israel and the USA are deeper than with Europe, despite Europe having the stronger economic and capital-markets links with Israel — and those links are only growing.  Recognizing this, IREF places particular emphasis on building deeper industry connectivity with Europe.

Economic center of gravity

Total trade — Europe's bilateral trade with Israel exceeded EUR 42bn in 2024, meaningfully larger than the US at EUR 31bn.

FDI stock — European states held over EUR 72bn of FDI in Israel as of 2023 — nearly twice the US figure of EUR 39bn.

Capital markets aligned

Mon–Fri trading shift — Israel's entire capital markets ecosystem moved to a Monday–Friday week in 2026, removing the last barrier to MSCI reassignment into Europe.

IFRS and ICSDs — Israel operates in IFRS, not US GAAP; Euroclear and Clearstream are integrated with TASE settlement.

Supply meets demand

Israel index weight — Now 4.5% of the FTSE EPRA/NAREIT Developed EMEA index (the European sleeve of the #1 global real estate equity index with $400 billion of AUM tracking it), up from 0.5% four years ago, international investors are increasingly hungry for knowledge about Israeli real estate investment and capital markets.  The Israeli sleeve has the potential to reach or exceed 10% of this benchmark.

European CRE funding gap — as Basel III/IV constrains banks, Israel's capital markets have the capacity and appetite to supply non-bank capital at scale to the European real estate sector to fill this gap.
